On behalf of real estate investment company Realterm we are currently recruiting for a Pan European Technical Due Diligence Manager. Realterm is a global investment manager focused on transportation-related real estate and infrastructure. It invests in, develops, and manages logistics properties on behalf of investors.

Work Environment
The position will work in a general office setting and may require travel, up to 25% of time annually, to remote office locations based on organizational/business needs.

Functieomschrijving

The Pan European Technical Due Diligence Manager will act as the technical authority for all building, environmental, and ESG due diligence undertaken during asset acquisitions across Realterm’s pan European portfolios.
The role is responsible for establishing, coordinating, and leading acquisition stage due diligence on Realterm’s real asset investments across Europe, working in close collaboration with the Investment, Fund, and Asset Management teams. The role operates as custodian of technical, environmental and ESG excellence, capital planning, and provides clear advice and strategy to enable investment decision making.
The successful candidate will work with internal teams to assess and agree capital refurbishment and repositioning strategies in direct support of each asset’s approved business plan. The role requires strong commercial acumen and investment literacy, with the ability to ensure that capital expenditure is necessary, proportionate, and aligned with fund objectives.
The Pan European Technical Due Diligence Manager will drive performance outcomes, identifying and developing solutions to physical, environmental, and ESG related issues encountered during acquisition. Solutions must support investment strategy, de risk execution, and enhance overall investment viability.
The role will manage existing and establish new relationships with external technical, engineering, and environmental due diligence providers, engineers, and general contractors across all European geographies, ensuring consistent quality, accountability, and alignment with Realterm standards.
The candidate will be responsible for establishing and executing due diligence processes and procedures, standardising document formats, authoring and agreeing scopes of services and works, and reviewing, challenging, and approving consultant reports. The role requires close collaboration with all Realterm teams to ensure that technical findings are effectively integrated into acquisition decisions.
The role further requires the Pan European Technical Due Diligence Manager to summarise and articulate due diligence findings to Realterm’s Investment Committee.

Duties and Responsibilities

  • Establish, manage and optimize third party consultant and contractor relationships.
  • Determine appropriate scope for technical, environmental and ESG studies for all potential acquisitions and ensure that third party consultants deliver findings in a timely manner.
  • Review findings with the fund and asset management and investments teams and collaborate with each to incorporate findings into refurbishment & repositioning plans, investment underwriting, and negotiations.
  • Work with the asset management and investments teams to establish capital plans for each investment.
  • Work with investments and asset management team to incorporate technical & environmental diligence findings into Investment Committee presentations.
  • Review and approve capital budget assumptions for all investments to ensure budgets accurately reflect due diligence findings.
  • Present findings and conclusions to the Investment Committee.

Arbeidsvoorwaarden

Education and/or Experience

  • 6+ years' professional experience in building consultancy or real estate private fund management.
  • Transaction experience in due diligence, focused on both structure and environmental investigation.
  • Bachelor’s Degree in relevant discipline. Master’s Degree preference.
  • RICS or equivalent qualified preference.
  • Candidates must have immediate/direct exposure to Real Estate.
