The big box warehouses are located on Europe’s major transport corridors, from which goods are distributed regionally, nationally and internationally. The urban warehouses are located in and around Europe’s major cities, allowing quick access to customers, and include workshops, laboratories, data centres, hem? and distribution facilities, among a wide variety of other uses.

Our client is the only listed company to offer this combination and scale of big box and urban warehouses on a pan-European basis. They have a strong pipeline of new locations  under construction, capable of driving growth for the upcoming years.

Functieomschrijving

Due to the continuous growth of the organization and the focus on development in The Netherlands, we are looking for a Commercial Development Manager Logistics to coordinate the delivery of the development strategy and capital expenditure programme in line with the agreed annual budget and medium term plan.

You will be responsible to identify development opportunities and prepare appraisals and cash flows to demonstrate project viability. You will work closely together with the Head of the Netherlands, Asset Management and Leasing teams. The office is located in Amsterdam.

The role is ideal for a highly motivated, can-do attitude individual who has the ability to establish relationships and influence decision makers at all levels and wishes to immerse themselves into the commercial dynamics of a successful company.

Responsibilities:

  • To create planning and development strategies in cooperation with the Head of the Netherlands;
  • To generate the NL development pipeline according to the budget and business plan ;
  • To identify development opportunities and prepare appraisals and cash flows to demonstrate project viability in accordance with target returns for NL;
  • To prepare and submit Board Papers to secure capital approval for both speculative and pre-let schemes;
  • To secure planning / building permit approvals, either by direct negotiations with the authorities or via planning / building permit consultants;
  • To regularly report on scheme viability and produce forecasts for capital expenditure on current and planned schemes;
  • To liaise with the Asset Management and Leasing teams to actively seek development/ refurbishment or reconstruction opportunities that will contribute to portfolio out performance;
  • To identify land acquisition opportunities through market and occupier contacts that complement the existing development program and enhance portfolio returns;
  • To write project briefs and transfer the projects to the Technical Delivery team andproject managers who are responsible for managing the (external) professional team including: architects, planning consultants, cost consultants, environmental consultants, engineers.

Candidate profile:

  • 5 – 10 years of experience ideally in commercial property development from inception/initiative through to completion;
  • Team player, hands on, self starting, entrepreneur, flexible attitude and strong personality;
  • Drive and passion in securing the best deal for our client and the customers;
  • Expertise in planning processes and construction procurement;
  • Knowledge of related legal and environmental policies;
  • Competence in Argus Developer appraisal software and other DCF techniques;
  • Wide range of property and occupier contacts and extensive market knowledge;
  • Proven report writing and powerful presentation skills;
  • Excellent commercial awareness with a proven track record as an excellent negotiator;
  • Ability to operate fully independently and effectively in an ambiguous environment;
  • Willingness to travel and ability to work in multiple cultures and languages;
  • Fluent in Dutch and English.
