Due to the continuous growth of the organization in the Netherlands, we are looking for a commercial Development Manager for our Amsterdam office to pro-actively search for and create new development opportunities.

You will be responsible to identify development opportunities and prepare appraisals and cash flows to demonstrate project viability.

The role is ideal for a highly motivated, can-do attitude individual with the ability to establish relationships and influence decision makers at all levels.




  • To create planning and development strategies in conjunction with the Managing Director of the Netherlands.
  • To have a market outlook and network amongst municipalities and occupiers to identify development opportunities
  • To prepare appraisals and cash flows to demonstrate project viability in accordance with target metrics.
  • To prepare Board Papers to secure capital approval for both speculative and pre-let schemes.
  • To secure optimum planning approvals, either by direct negotiations with planning authorities or via planning consultants.
  • To regularly report on scheme viability and produce forecasts for capital expenditure on current and planned schemes.
  • To liaise with Investment Management to actively seek development/ refurbishment or reconstruction opportunities that will contribute to portfolio out performance.
  • To identify land acquisition opportunities through market and occupier contacts that complement the existing development program and enhance portfolio returns.
  • To write overall project briefs and transfer projects to project managers who manage the professional team including architects, planning consultants, cost consultants, environmental consultants, engineers.

Candidate profile:

  • Excellent network with all relevant stakeholders to create new development opportunities
  • Wide range of property and occupier contacts and extensive market knowledge.
  • 10+ years of experience desired in commercial property development from inception/initiative through to completion.
  • Team player, hands on, self-starting, entrepreneur, flexible (no 9 to 5) attitude and strong personality.
  • Drive and passion in securing the best deal for our client and customers.
  • Expertise in planning processes and construction procurement.
  • Able to negotiate technical requirements into contracts
  • Knowledge of related legal and environmental policies.
  • Proven report writing and powerful presentation skills.
  • Excellent commercial awareness with a proven track record as an excellent negotiator.
  • Ability to operate fully independently and effectively in an ambiguous environment.
  • Willingness to travel and ability to work in multiple cultures and languages.
  • Fluent in Dutch and English. Preferably German.
