Our client is large international self-storage group (> 150 stores in Europe, >700 employees), portfolio valuation above €1.3 billion). The company formed a joint venture to acquire a Dutch counterpart and already operates at several locations in the Amsterdam region.

The Role

Reporting to the Property Director, the Acquisition Manager will play a critical role in expanding the property portfolio through site acquisition in the Benelux and Germany. This is an important role in a highly successful and driven company. With a main objective of building a pipeline of 4 new store openings per year (subject to change), the Acquisition Manager will be required to identify opportunities, negotiate terms and manage legal due diligence.

 Key Responsibilities

  • Identification of new site acquisition opportunities including land, existing assets with redevelopment potential and turnkey transactions;
  • Building and maintaining key industry relationships and origination channels in order to drive high quality deal flow;
  • Progressing new acquisitions through the board approval process;
  • Lead the detailed due diligence and investment analysis on new acquisitions;
  • Appointment of external consultants to assist in acquisition due diligence;
  • Negotiation of commercial terms and legal documentation including obtaining planning permission and securing exchange of contracts;
  • Successful and orderly completion of purchase and handover of completed acquisitions.

Deal driven and entrepreneurial: Welcomes strong growth targets and an ambitious results driven environment. Eager for new deals and unrelenting in closing down negotiations. Able to explain complex deals to a variety of different audiences. Savvy but straight.

Negotiation and communication skills: Excellent analytical and emotional intelligence supporting an essential ability to negotiate at an advanced level. Able to communicate clearly and convincingly, and engage key stakeholders quickly.

Commercial and financial acumen: Can quickly assess opportunity and scope for negotiation. Able to grasp values for differing property usage, rents, yields and capital values. Understands and uses discounted cash flows, ensures risk and opportunity is properly assessed. Strong numeric and analytical skills.

Person and role specification 

  • Demonstrable site acquisition and development experience gained with a developer, corporate occupier or commercial property consultancy.
  • Highly self-motivated, self-sufficient, energetic and tenacious.
  • Strong European real estate sector knowledge.
  • Qualified MRICS or degree or masters in property related discipline
  • Languages: Dutch, German and English essential
  • Flexibility/Travel – The base for this role is in Amsterdam region, The Netherlands. However, the role involves extensive international travel including across Europe. There is some flexibility for home-working (limited to 1 or 2 days per week) only when not travelling or required in the office.
